Easily find the contact you’re looking for with access to tenants, prospects, owners, or vendors—all searchable via a wide variety of search items, including address, email, license plate number, etc. Once selected, you can view complete profile information including: User Defined Fields, ownerships, transaction history, and contact information. Add History/Note items directly from the field; submit maintenance tickets; accept and apply payments via credit card, ACH, cash, or ePay; and so much more. You can also utilize the voice-to-text capabilities of your smart phone to take notes.

Conduct inspections on-the-spot, from beginning to end; take pictures and set statuses from the field; create new service issues and send reports to owners and tenants right from your device. Never miss a beat and add violations the moment you come across them at your properties—your actions are reflected instantly in RM12 with the push of a button, making sure that every detail is logged along the way. You can also attach photos to History/Notes, contact images, bills, and more, with one simple step.

Entering utility meter readings has never been easier. Simplify billing tenants for their utility usage by using rmAppSuite Pro to record meter readings for utility consumption while in the field. If your meters have a barcode, you can use your device’s camera to scan and identify the meter. When you enter usage data for each meter, the app displays previous readings, allowing you to easily spot irregularities.

New! Take advantage of Rent Manager’s extensive Violations feature while working at your properties. Easily add new violations to a tenant’s account, along with supporting photos and notes directly from the app. You can also access existing violations, escalate them as needed, and calculate the associated charges.

Technicians can quickly document all maintenance work completed on-site via their device and automatically make the appropriate updates to your RM12 database. Create parts/labor records for items that need to be charged back to the tenant or take pictures to document work completed.

Creating and receiving text messages to and from your clients using the app is intuitive. Service technicians can contact tenants to let them know they are on their way, or quickly text an owner the result of an inspection. All text messages are saved directly to the Text Messaging Center for maximum security.

rmAppSuite Pro is integrated with rmVoIP!* Make and receive phone calls as if you're in the office. Service technicians and inspectors can call tenants without sharing personal phone numbers and all phone calls are logged and tracked within RM12. *rmVoIP contract is required.

I'm an inspector & use the INSPECTIONS feature with my Samsung Tab. The App needed an update in the past & it is working better now. For those users that take a lot of photos in each inspection need to have the most recent Galaxy Tab, otherwise you will have crash issues during your inspection because the tablet can't handle the amount of data. I do like the quickness of uploading photos now. I'm not sure how efficient the app is for Apple users.

Update: the app still glitches, but it's gotten better. Just about every problem I could have with this app, I've experienced. It deletes information, it keeps information I try to delete. It won't let me login sometimes even after I've changed my password, it won't let me add pictures even with all permissions on. It won't clock me in, it will clock me out on its own, and it won't clock me out sometimes. It loses pictures, it doesn't properly submit some issues, the list goes on.

This app is just as much garbage as the other one. Every week when I go to edit work orders there is inevitably an issue, either the login won't work or it won't pull up the work orders. It's extremely maddening that my company won't switch to a different system as this one is absolutely terrible. It is damn near useless. Update: 5/26/21 Still a garbage app. Works for a few days, then says wrong username/ password even though I log on to the desktop with the exact same credentials.
