WORKS IN ENGLISH AND SPANISH
The whole app, in either language, switched from the sign-in screen. Run the inspection in English and hand a Spanish-speaking buyer a Spanish report. Run it in Spanish and hand their lender the English one. Your notes and recommendations come across too, not just the headings, and all 5,299 narratives carry their Spanish.
The Citizens 4-Point, the OIR-B1-1802 and the TREC REI 7-6 always print in English, as the insurer and the commission require. The report is the part that speaks Spanish.

Type a finding the way you would say it, tap Save as narrative, and it is a button on that component from then on. Write it once, tap it forever. Edit any of the 5,299 to sound like you, hide what you never use. It is your library and it survives updates.
FLORIDA: ON ITS OWN, OR ONE VISIT / THREE REPORTS
Run a 4-Point or a Wind Mitigation on its own, or add either or both to a home inspection you are already on. The questions appear in the sections where you can see the answer - deck attachment in the attic, panel questions in Electrical, water heater and valves in Plumbing, covering and slope on the Roof - and the required photographs are taken there too. One visit: same client, same photos, nothing entered twice, three documents at the end. Your notes print on the form's addendum. Anything you did not observe prints blank - the app never guesses.
TEXAS: THE ACTUAL TREC FORM
The app produces the TREC REI 7-6 itself - checkbox columns marked, your comments under the right items, your photos with them, your license and sponsor in the header. Before building the form it lists anything you have not recorded, with a button to jump straight there - so you find the gap while you are still at the house.
COMMERCIAL
A commercial building is not a house with more rooms, so it gets its own inspection - 18 sections, 266 items, to the InterNACHI Commercial Standards of Practice: loading docks, roll-up doors, elevators, life safety, ADA restrooms, grease ducts - plus 2,542 commercial narratives.
