The Appraiser Level 1 exam is designed to help you identify your current strengths and weaknesses by solving a total of 3,166 problems—2,160 questions from 11 past exam sessions (2015–2026) and 1,004 self-produced questions—and to allow you to manage review intervals differently for questions you remember well and questions you frequently get wrong. We have included actual questions from the 26th through 37th exams, organized by subject. You can solve problems by session or select specific subjects and units. Study the full range of Civil Law, Principles of Economics, Principles of Real Estate, Appraisal Laws, and Accounting. You can select specific subjects and chapters to solve, and check your learning progress from the full question list.

10-Question Diagnostic Assessment

Diagnose your starting skills with representative questions from the 5 subjects followed by questions of varying difficulty based on your responses. This allows you to identify your weak subjects from the beginning and establish a study order.

Practical Mock Exam

Solve 200 questions tailored to the actual first-round exam structure for 200 minutes. Check your results and practice time management based on the passing criteria of an overall average of 60 points or higher and at least 40 points in each subject.

Detailed Explanations

Explanations are provided for each question so you don't just check the answer and move on. You can learn by checking the reason for your mistake and related concepts together.

FSRS Smart Review

The review interval for questions you remember well is extended, while frequently missed questions are shown again sooner. The FSRS algorithm calculates the optimal review time for each question and automatically compiles the questions to be reviewed today.

You can receive notifications at your desired study time every day. Set your schedule to fit your routine and establish a consistent review flow.

Weakness Heatmap and Frequency of Questions

Compare correct answer rates and learning completion levels by subject and unit using color coding. Identify frequently tested units and current weaknesses together, and jump directly to the relevant problem solutions.

Incorrect Answer Notes and Personal Memos

Gather your incorrect answers in one place and select the questions you need to review using filters and sorting. Leave personal notes for each question and manage your review cycles by checking your attempts and error counts.

Check your daily study records on the Jandi calendar and view correct answer rates by subject, recent mock exam scores, pass predictions, and consecutive study days at a glance.

Exam Schedule D-Day
