■ Features of OwnersBook

● There are two types of projects: loan type and equity type.
Lending type: Also called social lending. Using the funds collected through crowdfunding, we provide loans to companies that want to borrow money, using real estate as collateral. Investors receive interest and principal on their loans from OwnersBook as dividends and return of capital invested.
Equity type: Using funds collected through crowdfunding, acquire real estate trust beneficiary rights, investment interests, etc. through one or more special purpose companies (SPCs). Investors receive dividends from OwnersBook from rental income during property management and capital gains from the sale of managed assets.
●All loan-type projects come with real estate collateral.
All loan-type investment projects are backed by real estate collateral carefully selected by real estate professionals. Furthermore, by setting LTV (Loan to Value) at 80% or less, we reduce the risk of price declines due to market fluctuations when selling collateral real estate.
● Loan type allows investment of 10,000 yen
The loan type allows small investments starting from 10,000 yen, so we can accommodate those who wish to start small. For equity type, the minimum investment amount varies depending on the project.
● Expected annual yield is 3.0% to 5.0% (*1)
Higher returns can be expected compared to current fixed deposits and government bonds for individuals. As a general rule, OwnersBook pays dividends once every three months. (If no interest is paid, there may be no dividends.)

We do not charge a sales commission when making an investment.
For loan-type projects, we will receive an amount equivalent to the loan fee (up to 3.0% of the loan amount) from the borrower. Regarding equity-type projects, the fee structure differs depending on the project, so please refer to the documents before signing the contract.

Opening and maintaining an investment account is free of charge, but fees required for transfers to and withdrawals from the investment account will be borne by the customer.
