LetLedger is a rent book and a certificate clock for landlords with a few properties. It shows who has paid this month, who is in arrears and by how much, and how many days are left on every gas safety record, EICR, EPC and licence, all on one screen per property.
WHAT IT DOES
Rent ledger
Add a tenancy with its rent, how often it is due (weekly, fortnightly, four-weekly, monthly or quarterly) and the due day. LetLedger works out every rent due from the start of the tenancy. Record a payment in two taps: the amount still owed is already filled in. Payments are set against the oldest rent first, including part payments, late payments and rent paid in advance. Add a charge such as a water bill, or a credit for a week without rent.
Arrears at a glance
Each property shows this period's rent for every tenancy: paid, part paid, due, or late by a number of days, with the arrears total above them. The Ledger tab lists every tenancy across all your properties with the late ones first.
A polite reminder to the tenant
When rent is late, open a pre-written reminder in your own text or email app, change it if you like, and send it yourself.
Rent increases
Change the rent from a date and note the day the notice was served. Earlier months stay at the old amount.
The certificate clock
Gas safety record, EICR, EPC, smoke and CO alarm checks, HMO or selective licence, legionella risk assessment, Right to Rent check, How to Rent guide, landlord insurance and your own document types. Each holds the issue date, the expiry, who issued it, their phone number, and a photo or PDF of the certificate. The expiry fills in from the usual renewal interval and you can change it to the date on the certificate. Where a document has an expiry or a deadline, LetLedger counts it down: green, then amber at 60 and 30 days, red when it has passed. Each preset shows its source and the date it was checked. Renew one and the old certificate stays in its history.
Deposit deadline
Record the day the deposit arrived and LetLedger counts down the 30 days England and Wales allow to protect it, with reminders before the deadline.
Reminders
On the morning rent is due, when rent is late, before a certificate expires, before a deposit deadline and 60 days before a fixed term ends. Reminders show counts only, never a tenant's name or an amount.
Expenses
Repairs, insurance, service charges, agent fees and more, per property, with a photo of the receipt.
Summaries and a spreadsheet
Rent received and costs per property for the month or the tax year from 6 April, and a spreadsheet of every payment and expense for your accountant. For your records; this is not a tax return.
Tenancy pack
One PDF per tenancy with the rent statement, payments received, deposit details and the documents held with their dates, optionally with photos of the certificates. The pack is written in English.
Backup
Save everything, photos included, to one file you keep yourself, and restore it on any phone.
YOUR DATA
Your records are stored on your phone. There is no account and no sign-in. Crash reports and usage statistics are sent so problems can be fixed. You can lock the app with your fingerprint, face or PIN. The backup file is not encrypted, so keep it somewhere private.
LetLedger records the dates and amounts you enter. It does not collect rent, reference tenants, advertise properties or file tax returns, and it does not tell you whether a property meets any legal requirement. Rules differ between England, Wales, Scotland and Northern Ireland, and they change.
