LetProof is an offline compliance record for landlords who manage their own property in England. It holds the gas safety record, EICR, EPC, deposit record and documents given to each tenant, and tracks the deadlines that apply to them.
Every rule in it is an England rule. Wales, Scotland and Northern Ireland each run on a different regime, so do not rely on it outside England.
TWO DEADLINES, NOT ONE
A gas safety record is valid for 12 months. It also has to reach the tenant: within 28 days of the inspection for a tenant already there, and before move-in for one moving in. Those are two different duties, and only one of them shows up on an expiry tracker.
LetProof runs the second clock on its own screen, names the rule behind each deadline, and records a document handed over late as served late rather than folding it into served.
WHAT IT TRACKS
- Gas safety record, at intervals of no more than 12 months
- EICR, at intervals of no more than 5 years, or sooner where the report itself says so
- EPC, valid for 10 years and given before the tenancy starts
- Deposit protection and the prescribed information within 30 days, counted from the day the money arrived rather than the tenancy start
- Smoke and carbon monoxide alarms, tested on the first day of a tenancy

Nothing recorded is never a pass. A property with no gas record on file reads as unknown, which is what it is. An all-electric home shows the gas duty as not applicable rather than as a failure.
THE PRS DATABASE
The Private Rented Sector Database rolls out from 2026 and signing up is mandatory from rollout, with no voluntary phase. LetProof lists what registration is expected to ask for and which of those records you already hold, property by property.
It registers nothing and does not connect to the database. The regulations that set the exact field list are not made yet, and the app says so on that screen instead of guessing.
BAND C BY 2030
A home may not be let below band E today. The minimum rises to band C by 1 October 2030, with the assessment commissioned by 1 October 2029, a cost cap of GBP 10,000 and an exemption at 10 per cent of value under GBP 100,000. A property at band D or E gets the countdown and what changes, when.
REMINDERS AND PACKS
Certificate expiry at 90, 30 and 7 days. The serve-by deadline at 7 days and 1 day before. The deposit clock at day 20 and day 27 of the 30. A diagnostics screen lists the Android settings that hold reminders back.
Two PDFs: the compliance pack, the current position of a property with every duty and the law it comes from, and the tenancy start pack, what was served at the start and the day each one was given.
WHERE YOUR RECORDS LIVE
Property, tenant and document records stay on the phone. There is no account, no sign-in, and nothing is uploaded. The app does show adverts in the standard tier and reports crashes and basic usage, which is what the Data safety section covers.
WHAT IT IS NOT
LetProof states a duty and names the law it comes from. It is not legal advice, it does not confirm that a property is compliant, and it says nothing about possession. Section 21 is abolished and grounds for possession are a matter for a solicitor.
Every date, interval and penalty in the app sits in one file with the day it was checked and the law it came from, reviewed every six months.
THE STANDARD TIER
One property, with everything on screen working: every duty, every reminder, the serve-by clock, the tenancy start checklist and the readiness list. The full version adds every other property you let, the two PDF packs, and removes the adverts. Nothing you have already entered is ever hidden or locked.
