Heat metering is a fundamental tool for reducing energy consumption, especially when working in condominiums consisting of multiple residential units equipped with thermoregulation systems. This type of energy efficiency intervention allows for the precise allocation of heating, cooling, and domestic hot water costs in buildings served by a single heating plant. With the introduction of metering, each tenant pays the amount actually related to their consumption: the bill is calculated based on the meter readings of the individual residence using the calculation methodology approved by the condominium assembly.
Legislative Decree No. 73 of 2020 introduced the obligation, starting January 1, 2027, to install remotely readable and accessible metering systems in all buildings with centralized systems, in order to ensure more transparent, efficient, and timely management of energy consumption and promote greater user awareness.
With this focus on innovation and digitalization, the
3EnergyCost
app was developed. It is available for Android and iOS and allows real-time viewing of consumption data from meters compliant with the OMS protocol (wM-Bus 868 MHz). The app also generates a personalized cost forecast for each user, calculated based on the allocation criteria chosen by the condominium, thus offering a practical, intuitive, and transparent tool for monitoring and managing energy consumption.
The solution involves installing or replacing the metering system with next-generation devices capable of transmitting updated consumption readings every two minutes, thus ensuring constant monitoring and up-to-date data. Alternatively, it is possible to leverage readings from existing OMS metering systems in the condominium, making consumption data and related expenses available based on the communication interval of the installed system, thus leveraging existing infrastructure and optimizing the overall efficiency of the system.
