Busco Fácil is a PropTech + FinTech platform with Artificial Intelligence to automate and improve real estate purchases in Colombia, with a design scalable to Latin America and other sectors. Its approach is buyer-centric: it captures requirements via voice, text, or WhatsApp, matches and ranks options (target matching threshold ≥ 80%), validates availability and price with the property owner (operational verification goal in less than 48 hours), and coordinates visits with scheduling and reminders (24 hours and 2 hours before), all with traceability.

The differentiating value is based on three pillars: (1) a limited number of options, but explained with "reasons for the match," reducing noise and failed visits; (2) prior verification of key information (availability and price) before moving the buyer; and (3) a transparent commission model that incentivizes the end customer. In the reference co-broker model, the typical total commission is 3% in urban areas and 4% in rural areas. 55% is split between the seller and the one who manages the legal/documentary process up to the closing, and 45% goes to Busco Fácil. From the Busco Fácil component, the buyer receives an incentive: a 20% refund of the Busco Fácil portion upon closing, applicable as a discount or payment as agreed in the preliminary agreement/contract.
Operationally, the end-to-end flow includes: registering interest (intake) with consent, multi-filter search (location, price, area, number of rooms, type, etc.), omnichannel contact (WhatsApp/email) with opt-in/opt-out, appointment scheduling with retry attempts, follow-up until closing, and commission settlement with supporting documentation. Identity controls (e.g., OTP), traceability of evidence (hash and timestamp), and compliance and risk practices (data protection, KYC/SARLAFT, and auditing) are in place.
At the product and operational level, Busco Fácil does not aim to be "just another portal" nor does it purchase inventory; It integrates with portals and real estate agencies as a layer that orchestrates demand and accelerates closings with clear rules, metrics, and reports. Typical MVP objectives include funnel instrumentation (intake → appointment → close → return), service goals such as availability ≥ 99.5% and p95 performance ≤ 1200 ms on critical endpoints, and business KPIs such as monthly requests, visits, closings, and NPS.
