About this app

CADA brings together in a single application everything a real estate investor needs to check before buying: the actual market price, the property's history, the return after expenses and taxes, and the overall condition of the property.

The price and plot map
Search for a town, street, or address. The map displays the price per square meter in the area and the cadastral parcel details. Open a plot: area, section, buildings, recorded sales with their date and amount, and the owner if it is a company.

Actual sales, not advertised prices
Transactions come from the land value database published by the French tax authorities. These are sales finalized before a notary, not advertised prices.

Forty-six tools
Gross, net, and net-net yield, cash flow, borrowing capacity, monthly payments and amortization schedule, notary fees, capital gains for individuals, furnished rentals under the actual and micro-enterprise tax regimes, property deficit, development tax, property dealer balance sheet, and more. Also included are local urban development plan analysis, market research for a municipality, and the history of a property. Each calculation displays its assumptions, which you can modify.

Assets
Add your properties, loans, and rental income. The application tracks the value, outstanding balance, income, and due dates, and maintains a history.

Company directory
Find a real estate company, its directors, and its establishments using public registers: INSEE's Sirene database, INPI's national business register, and land registry records.

Document scanner
Photograph a property tax bill, a diagnostic report, or a statement of charges. The text is read on your phone. If you are logged in, your documents are saved to your account and can be found on cadaimmo.com.

Listings and Professionals
Browse properties for sale, ask a question to a broker, accountant, or property inspector, and follow the conversation in the messaging system.

For Professionals
A dedicated space: contact information, current deals, tasks, and an activity dashboard.

Data Sources
Requests for land values ​​and land registry files from the French Public Finances Directorate (DGFiP), cadastral maps, the INSEE's Sirene database, the INPI's National Business Register, the National Address Database, IGN data, ADEME energy performance certificates, and Sitadel building permits. This data is public and distributed under an open license. It is for informational purposes only and does not replace an expert appraisal or a notarial deed.

What CADA does not do
CADA does not provide investment advice, sell financial products, grant loans, or conduct transactions. The calculations are simulations based on the information you enter.

Privacy
No advertising, no ad trackers, no advertising identifiers. Your location is only used while using the application, to center the map. You can export your data and delete your account from within the application.
