Kokjip is an app that analyzes real estate listings and actual transaction data from the Ministry of Land, Infrastructure and Transport to pinpoint truly good properties and market prices.

We automatically find properties (urgent sales) listed at prices lower than the recent average actual transaction price for the same complex and floor plan. Select by region, floor plan, and discount rate.

■ Actual Transaction Price Analysis

We update actual transaction data for apartments, officetels, and pre-sale rights from the Ministry of Land, Infrastructure and Transport daily. We provide market price trends by complex, record highs, transaction volume, price per pyeong, Jeonse-to-sale price ratio, and even gap investment indicators.

■ Villa "Empty Jeonse" Index

We assess the risk of "empty Jeonse" (negative equity) for villa Jeonse based on the officially assessed price. Simply enter the address, exclusive area, and Jeonse deposit, and we will inform you of the rating: "Good / Guarantee Limit Check / High Risk."
