About this app

A rental inspection report you finish at the property, not back at the office.

Walk the rental room by room, give every item a verdict, photograph what matters, collect both signatures and hand over a signed PDF condition report before you lock the door. It replaces the paper move-in condition form and the camera roll that never matches it, and it is built around the one moment that costs money: proving what changed between move-in and move-out.

ROOM BY ROOM INSPECTION
Each item takes one tap — Good, Fair, Poor, Damaged or N/A. That verdict is what the move-out comparison measures against. Start from an editable checklist template so the same rooms and items come up every time.

PHOTOS THAT CARRY THEIR OWN EVIDENCE
The camera burns the date, the GPS coordinates, the address and the item name into the picture itself. Messaging apps strip EXIF; a stamp inside the pixels survives forwarding, which is what turns a camera roll into damage documentation. Circle, arrow or label a photo before filing, so nobody guesses which corner of the worktop you meant.

MOVE-OUT LANDS BESIDE MOVE-IN
A move-out inspection clones the move-in room list so every item pairs exactly. Compare puts the two states side by side and badges each row Worsened, Improved, Missing or Unchanged — the rental condition report a deposit dispute turns on.

DEPOSIT DEDUCTIONS THAT ADD THEMSELVES UP
Attach a cost to the damage that caused it — the scorched worktop, the missing blind, the carpet nobody cleaned. The running total stays pinned at the foot of Compare, and a one-page Deposit Deduction Statement prints on its own for the tenant.

SIGNATURES, THEN THE RECORD STOPS MOVING
Landlord and tenant sign on the glass; a tenant who did not attend is recorded with a reason, not a blank line. Locking is enforced in the database, not greyed out on screen: corrections go on as a timestamped addendum, and the PDF carries a SHA-256 hash of itself.

NOTHING TO LOSE ON THE WAY OUT
No account, no invitation code, no portal to join. Every verdict, note and photo is written to the phone the moment you take it, so two hours of work survives the app closing. N/A is one of the five verdicts: an item that does not apply is answered, not skipped.

CALIFORNIA: DATED PHOTOS FOR THE DEPOSIT (AB 2801)
Since 2025 a California landlord photographs the unit before the tenant moves in, again after they leave, and before and after any repair charged to the deposit — then sends the itemised deductions with those photos within 21 days and keeps them. That is this app's ordinary workflow: the date is stamped inside each picture, the deduction statement prints itemised, and the photo ZIP keeps originals and stamped copies together.
