About this app

Bid Notes is a tool designed to help you calmly review court auction apartments and villas before bidding.

■ Estimated Winning Bid Rate Range (Free)

For each property scheduled for sale, we display the estimated winning bid rate relative to the appraised value in lower, median, and upper ranges. You can also view past sale results of similar properties and surrounding actual transaction prices.

■ Bid Decision Notes

Organize bid price scenarios, required cash (including loans and acquisition taxes), risk factors identified in the announcement, and documents to check before bidding all on a single page. You can save it as a PDF.

■ Bid Order and Tasks

Once you select a property, we show you the tasks and dates in sequence leading up to the sale date: document verification → site visit → fund preparation → bid day. We also notify you of any steps you may have missed via notifications.

■ Site Visit Records

You can leave checklists, notes, and photos at the site, and view the distance and direction to the property. Location data (EXIF) from photos is erased, and the items are stored for viewing only by the user.

■ Interested Property Notifications

We notify you of date changes, new rounds, withdrawals, and sale results via app notifications and your inbox. Register your local area and we will notify you of new listings nearby.

■ Court Guide & Learning Auctions

We have prepared information on auction courtrooms and required items by court, as well as articles and bidding practice for first-time bidders.
