WHAT THE CALCULATION TAKES INTO ACCOUNT

The breaking height, not the swell offshore—this is the wave you'll actually find. The peak period. The wind, both direction and strength. The tide: its stage in the cycle, its direction, and the specific window for each spot. The spot's exact orientation relative to the swell.
