Jipsaja is an app that allows you to check apartment subscription announcements nationwide in one place.

People often miss out on housing subscriptions because they find out about the information too late. Announcements are scattered, application periods are short, and you have to search every time to find out when a complex you are interested in starts. Jipsaja was created to reduce that process.

It covers all five supply types: apartment presales, unranked/remaining units (pick-up), officetels, urban residential housing, and serviced apartments, as well as public-supported private rentals and discretionary supply.

Announcements currently accepting applications appear at the top, followed by those with imminent closing dates.

You can see what you can apply for right now as soon as you open the app.

■ View Only Your Desired Conditions

- Region: Filter by city/province nationwide, including Seoul, Gyeonggi, and Incheon; group by Metropolitan Area

- Status: Application Scheduled / Applications Open / Applications Closed / Announcements Completed

- Search: Search directly by housing name, supply location, or construction company name

■ Notification One Day Before Application

If you mark an announcement of interest with a star, we will send you a notification at 9:00 AM one day before the application start and one day before the deadline.

We notify you one day in advance rather than on the day of the deadline because you need time to prepare documents or check your subscription account ranking.

■ View an Announcement All the Way Through

When you open an announcement, all necessary information is organized on a single screen.

- Subscription Schedule Timeline: Recruitment Announcement → Special Supply → 1st & 2nd Priority Application → Winner Announcement → Contract

- Supply Area by Housing Type, Number of General/Special Supply Units, Sale Price

- Total Number of Units Supplied, Expected Move-in Month, Developer, Construction Company, Contact Info

- Regulatory Information such as Speculative Overheating Zones, Adjustment Target Areas, and Price Caps

- Direct Links to the Original Announcement and Sales Website on Cheongyak Home

■ Check Location on Map

The supply location of the announcement is displayed on the map. Clicking the pin displays complex information, and you can proceed directly to the detailed screen.

You can browse by location to see which complexes are available in your area of ​​interest.

■ Competition Rate and Winning Points

For announcements where applications have closed, you can check the competition rates by housing type, priority, and residential area.

For announcements where the minimum winning point is disclosed, that value is also displayed.

This helps you gauge where your point stands in the next subscription.

■ Housing Subscription Point Calculator

Calculates points based on a maximum total of 84 points: 32 points for non-homeownership period, 35 points for number of dependents, and 17 points for housing subscription account membership period.

If you enter your date of birth, marriage registration date, and date of home disposal, it will automatically calculate the total starting date for the non-homeownership period.

Explanations for criteria that are easily confusing, such as the calculation of dependents, are provided on the screen.

■ Lightweight and Quiet

- Since announcements are stored on your device, the list and search functions work even in places with weak signals, such as subways or underground parking lots.

■ Data Source

This app utilizes presale information and competition rate data from the Korea Real Estate Institute’s Cheongyak Home, provided by the Public Data Portal (data.go.kr), and is used under the Public Nuri license.
