JipsamjipFarm is a real estate app that helps you view actual apartment transaction prices and market values on a map, allowing you to assess the future outlook for housing prices in your neighborhood.
It doesn't stop at simply checking transaction prices; we also calculate taxes and loans based on your specific criteria (number of homes owned, loans, and income).
■ Nationwide Map of Actual Apartment Transaction and Market Prices
View actual sale and Jeonse transaction prices, market values, Jeonse ratios, and the gap (sale minus Jeonse) directly on the map. We have gathered recent transactions and record highs by unit size, comparisons of prices per pyeong within the same neighborhood and district, and distances to nearby schools, subway stations, hospitals, and supermarkets all on a single screen.
■ Housing Price Forecast and Promising Complexes 3 Years from Now
We rank cities, counties, and districts nationwide based on performance three years from now, and mark complexes in top regions that meet your criteria on the map in gold or silver. These criteria have been verified using vast historical transaction data. We also display the down payment, loan limit, acquisition tax, and brokerage fees.
■ Complexes Expected for Reconstruction
We separately mark reconstruction candidate complexes that are over 30 years old, have a large number of households, and have not yet appreciated as much as the neighborhood. You can also view the progress stage of urban renewal projects (reconstruction and redevelopment) by complex.
■ My Home · Should I Sell Now?
If you enter your apartment, purchase price, loan, and Jeonse (lease deposit) status, we calculate the actual profit remaining after capital gains tax, brokerage fees, and loan repayment if you sell now, as well as the costs of continuing to hold the property. We notify you via alert when the signal to sell changes (e.g., favorable to hold, consider selling).
■ Should I Buy Now? (Prediction & Calculation)
Using data from similar past market phases, we show the price range 36 months in advance and reflect positive and negative market factors. We calculate acquisition tax, brokerage fees, maximum loan amount, and required equity based on your specific situation.
■ What If I Had Bought Then? (Backtest)
We review what the actual profit would have been if you had bought at a specific point in the past, excluding taxes and loan interest, or what the results would have been if you had bought with a Jeonse deposit (gap investment).
■ Real Estate Regulations & Policies at a Glance
We display Adjustment Target Areas, Speculative Overheating Zones, and Land Transaction Permit Zones by complex, and inform you of loan and tax regulations that change based on your situation. The app provides immediate notifications when acquisition tax, capital gains tax, or loan regulations change.
■ Real Estate News and Market Thermometer
We collect major real estate articles four times a day, categorize them into positive and negative factors, and display the current temperature of the real estate market as a score based on indicators such as household debt, interest rates, and unsold properties. You can also share stories about your neighborhood and complex with your neighbors in the "Neighborhood Stories" section.
■ User Guide
Upon initial sign-up, you can use all features for free for 3 days (one time per person). Afterward, some features are available via PRO (7-day pass, monthly, or annual).
