Mursten – Rental & Asset Overview

Mursten is a Danish calculator for those of you who own or are considering investing in rental properties and investment properties. Whether you have your first property, or already have several, Mursten gives you a quick overview of your property finances.

Calculate on a rental property
Enter purchase price, rent and operating expenses, and immediately see cash flow, net return and cash-on-cash return. Choose between three financing forms — mortgage and bank loans (with automatic 80% mortgage ceiling), cash purchase, or one overall loan for e.g. private loans or seller financing. See the figures for both the first year (including transaction costs) and for subsequent years.

Collect all your properties in one portfolio
Save an unlimited number of properties – rental properties as well as other investment properties – get a comprehensive overview of value, invested capital and cash flow across them all. Each property has its own independent view of "1st year" and "subsequent years" — handy, since you rarely buy multiple properties at the same time.

See your total wealth — and where it's going
Record free equity in residential and rental properties, along with your other investments (stocks, ETFs, bonds, and more). Get a projection of your expected wealth in one year, automatically deducting appreciation, repayments, and cash flow directly from your saved properties.
