Walk into the decision room already knowing the number.

Forecost produces a detailed, defensible conceptual cost estimate for an office renovation or commercial fit-out — in under an hour, with no drawings required.

NO DRAWINGS. NO THREE-WEEK WAIT.

A conceptual estimate normally arrives weeks later, and only after someone has produced conceptual architectural design for it to price. That is the trap: you are asked what a floor will cost at exactly the point where no design exists yet.

Forecost starts from what you already know — your space needs. Bring a space list if you have one. If you don't, give it a headcount or a target area and it will generate the space programme for you, then price it.

DETAIL, NOT A RATE PER SQUARE FOOT

A single $/SF figure cannot be defended, because there is nothing underneath it to question. Forecost is built the other way round:

• Nine cost modules — architectural works, electrical, mechanical, plumbing and fire protection, technology, security, furniture, general conditions and soft costs
• A full breakdown by construction, contingency, design and project management, and taxes
• Line-level detail you can open, interrogate and adjust
• Cost per usable and per rentable square foot
• Manual overrides and allowances, each recorded with your stated reason

BUILT TO SURVIVE SCRUTINY

• A stated estimate class with its accuracy range, following recognised frameworks (AACE / ASTM E2516 and CIQS) — never presented as more precise than it is
• A basis of estimate: the assumptions, exclusions and quality tier behind the figure
• An indicative construction schedule
• A branded PDF cost report you can hand to a CFO or a board

BUILT FOR CANADA

Provincial location factors, GST, QST and HST handled correctly, and escalation to your construction start year.

FOR TEAMS

Multiple projects and estimate versions, side-by-side comparison between versions, portfolio reporting across your pipeline, role-based access, and an approval workflow for sign-off.

WHAT THIS IS NOT

Forecost produces conceptual estimates for early-stage decisions. It is not a substitute for a detailed quantity survey or a contractor's tender, and every output says so. Estimates should be reviewed by a qualified professional.

Forecost is built by Xenofan — Capital Decision Intelligence, a corporate real estate cost advisory firm in Québec, Canada.
