About this app

Blueprint grades any building from A to F using official public records, so you know what you're walking into before you sign a lease or make an offer.

IMPORTANT: Blueprint is an independent app. It is not affiliated with, endorsed by, or operated by any government agency or entity. Grades are Blueprint's own calculation from public records, not an official government rating.

How it works
- Search any address (no account, no sign-in) for an instant A-F grade from public and government records: code violations, complaints, litigation, evictions, hazards and more.
- See exactly what we found, the records behind the grade, plus a 0 to 100 score for finer detail.
- Point & grade: aim your camera at a building to see its grade in augmented reality, worldwide.
- A private advisor explains the report and suggests what to ask, right on your device.
- A viewing checklist turns the record into the exact questions worth asking before you tour the place.
- Browse by ZIP, compare buildings, and check neighborhood and hazard layers.

Full building grades, US
56 US cities plus Montgomery County, MD, across 27 states, from New York, Los Angeles and Chicago to Syracuse, Tacoma, Des Moines and Mesa.

Much more about the building itself
HUD inspection scores for HUD-assisted buildings, affordable-housing status, National Register historic listings, state property records, and lead water service lines in Denver, Detroit, Cincinnati, Washington DC and Pittsburgh. Building safety programs: seismic retrofit status in San Francisco, Los Angeles and Seattle, elevator, boiler and facade inspections in New York, and demolition and asbestos notices in Chicago. Reported crime nearby in 18 cities and 311 complaints in 16, shown as context, never part of the grade.

A risk report for any US address
Flood zone, earthquake, wildfire, nearby airports, EPA Superfund and enforcement sites, radon zone, and high-hazard dams, from FEMA, USGS and the EPA, anywhere in the country.

Around the world
44 countries. France, Italy and Hungary show their official energy rating, Greece, Cyprus and Bulgaria the land registry parcel record, Singapore its Green Mark award, the UK street crime, flood risk, sold prices and a red-flag list to raise with your solicitor, Canada permit history across 31 cities. Everywhere else gets a neighborhood area-risk score from open environmental data, never a building grade.

Where the data comes from
Blueprint reads directly from official government open-data services. The complete list of every source we use, by city and country, with links, is here:
https://blueprint.vasly.app/legal/sources

National sources include FEMA (flood maps, National Risk Index), USGS (seismic), the EPA, HUD, and the U.S. Census Bureau, plus the UK Police, UK Environment Agency and France Georisques abroad. City records come from each city's own official open-data portal (for example NYC Open Data, DataSF, the Chicago Data Portal, and the City of Vancouver and City of Toronto open-data portals). See the full list linked above.

Private by design
Blueprint runs on your device for grading, reading public data sources directly. No account, no ads, and we never sell your data. Each lookup (the address and its result) is sent to Blueprint's own server with a random ID for this install, so we can see which cities to add next and how many lookups each install makes. The ID isn't linked to you, your account or any advertising ID, your IP address isn't stored, and records are deleted after one year.

Free to start
Core grading is free. Blueprint Pro unlocks the private advisor, the viewing checklist, a PDF report, ZIP browse, and a longer compare list.

Blueprint's grade is a score computed from public records, not an official rating, and records can be incomplete or delayed. Always verify in person. Part of Vasly.

What’s new

Much more for every US address: HUD inspection scores, historic and affordable-housing status, state property records, lead water lines, seismic and building-safety programs, crime and 311 near the address, and new hazards (sea level rise, wildfire, faults, tornadoes, heat, air quality, state fire/fault/tsunami zones). Plus Toronto, Montreal, UK, Victoria and Canterbury upgrades. New York: state spill and petroleum storage records, and NYC environmental (E) designations.
