About this app

Measure your home's price like you would with a ruler.

ZipZatDae ("home ruler") measures apartment prices, the jeonse ratio and deposit safety in Korea from public data, such as the actual transactions published by Korea's Ministry of Land, Infrastructure and Transport (MOLIT).
Apartment, villa (row/multi-family house) and officetel prices nationwide on the map and in complex lookup (MOLIT actual transactions, latest 36 months); rankings cover apartments nationwide.
It is a private app, not an official government app (sources below).

■ Deposit safety check
Enter the jeonse (a large lump-sum rental deposit) you are about to pay and any senior debts on the home, and the app compares them with transaction-based prices to show an adequacy grade and a safety grade (A–D). The result fills a tape-measure style "ruler gauge". It also suggests special clauses you can add to the contract.

■ Actual transaction prices
Sale and rent transactions by complex, a price band with a scatter chart of actual deals, prices and jeonse ratio by floor area, and complex details such as year built. Only reported actual transactions are used — never asking prices. Every screen shows the reference month and the source.

■ Map
See price per pyeong, sale and jeonse prices on the map for complexes with location data (currently a subset). Filter by deal type, price, floor area and year built.

■ Rankings
Rank cities, districts and complexes by jeonse ratio, price per pyeong, change rate, trade volume and more. Choose the period and sort order.

■ Compare regions · Find by budget
Compare price per pyeong and jeonse ratio for up to 3 regions on monthly or yearly charts. Enter your budget to find complexes you can afford.

■ Applications & move-ins
Upcoming and open housing application notices by province, with schedules. Each notice shows the top price for each unit type next to the middle half, median and count of nearby recently built sales from the 6 months before the notice — sales at the time, not future prices. Planned move-in units by district (per Applyhome notices) beside that district's jeonse deal trend. Check eligibility and apply on Applyhome.

Favorites and recently viewed complexes are stored only on your device. No account, no server storage.

Principles
· No third-party ads — no paid presale promotions or ad networks; only other apps by the same developer (a card when you reopen the app, and in Settings).
· No listings — free from asking prices and fake listings.
· No sign-up or login. Location permission is asked only when you tap "My location" on the map; everything else works without it.
· No predictions — it does not forecast future prices; it only shows reported numbers.

Data sources and notices
· Transaction information is processed from public data of the MOLIT Real Transaction Price Open System (https://rt.molit.go.kr) and the Korea Public Data Portal (https://www.data.go.kr).
· Application and move-in information is processed from the Korea Real Estate Board's Applyhome sale information service on the Public Data Portal (https://www.data.go.kr/data/15098547/openapi.do).
· Prices, jeonse ratios and grades are reference indicators from transaction statistics — not appraisals, bank valuations or legally binding documents. Before any contract, loan or investment decision, verify with official sources such as the certified property register and the HUG Safe Jeonse app.
· ZipZatDae is not an official app of any government or public institution and is not affiliated with MOLIT, HUG, the Korea Real Estate Board or Applyhome.
· Recent deals may be missing due to reporting delays and corrections, or when the app runs offline on its bundled data. Check the reference month on each screen.
· The app is available in 12 languages (change it anytime in Settings). Complex and district names are shown in Korean.

What’s new

· Land is split into building land, farmland, forest and industrial sites, retail and factory property into units and whole buildings, and detached homes show sales, jeonse and monthly rent.
