Keep a clear record of your rental property's condition from move-in to move-out.

SplitCheck is a rental inspection journal for phones, tablets and folding screens. Organise photos and observations by room, seal your move-in baseline, and compare it with your move-out inspection.

RECORD EACH ROOM
Create a property record with inspection dates and a custom room list. Take photos with your device's camera or choose existing photos. Add condition, surface, location and issue notes for each room.

REVIEW AND SEAL
Review your observations before sealing an inspection. A sealed move-in baseline stays read-only while you document move-out.

COMPARE MOVE-IN AND MOVE-OUT
View corresponding photos with linked zoom and pan. Layouts adapt to compact screens, larger displays and supported folding-device postures.

EXPORT YOUR RECORDS
Create a PDF report or an evidence ZIP containing your report, original photos, inspection data, checksums and history. Draft exports are labelled.

KEEP RECORDS LOCAL
No account is required. Inspection photos and notes stay in the app's private storage until you choose to export them. There is no advertising or cloud photo storage.

OPTIONAL DESCRIPTION HELP
Generate guided wording from the observations you select. On compatible devices, optional Gemini Nano photo descriptions run through Android's on-device AI service. Availability varies by device, and initial model setup requires a download. Google services may process technical diagnostics and usage metrics; see our privacy policy. Review and edit every generated description before saving it. Manual and guided descriptions remain available when photo AI is unavailable.

IMPORTANT DETAILS
Export your records regularly. Uninstalling the app or clearing its data removes the local library. In-app restore is not available.

Checksums and seals help check consistency within a record; they do not independently authenticate its author or timestamps. SplitCheck does not certify compliance with local inspection requirements or provide expert damage assessments.
