About this app

BlocPay is the free app for homeowners' associations in Romania. No subscription, no fees, no hidden costs.

FOR OWNERS
• See at any time how much you have to pay, broken down by each expense of the month
• Pay with your card, Apple Pay or Google Pay in 30 seconds (if the association has activated its Stripe account — the money goes directly to the association)
• Or by transfer: the association's payment data (IBAN, amount, details) ready to be copied into the bank's application
• Automatic PDF receipts
• Send the index to water meters (cold water, hot water, heat, gas, electricity) directly from the application
• Block announcements, notifications to the administrator with conversation, online voting, documents
• Notifications and reminders before the due date, so you don't accumulate penalties
• Association funds (bearing, repairs) at a glance

FOR ADMINISTRATORS
• Automatically generated maintenance lists, with exact-to-the-buck distribution in 5 methods: per person, per apartment, per undivided share, per consumption (meters) or individually
• Card payments directly in Stripe account of the association (login in a few minutes); cash and transfer registered with one click — automatic receipt to the owner
• Arrears and penalties automatically calculated according to Law 196/2018 (max. 0.02%/day, capped at debit)
• Index situation, apartments with invitation codes, import from Excel
• Printable PDF noticeboard, cash and bank register, CSV reports for accounting
• Committee accounts (censor, president) with read rights

SECURITY
• Card payments are processed by Stripe (PCI DSS certified) directly into the association account — BlocPay does not see or store card data and does not retain any commission
• Encrypted passwords, two-step authentication (2FA) and fingerprint / Face ID lock
• Each account only sees what corresponds to it (role-based access)
