About this app

InspectWrite writes the home inspection report while you walk the house. Tap a condition on each component, add a photo, pick a comment, and move on. At the truck you check the summary, issue the PDF and share it. It is offline home inspection software for inspectors who write their own reports on a phone or tablet.

WHAT IT DOES

The walk
The report is laid out as sections and components: roof, exterior, structure, heating, cooling, plumbing, electrical, fireplace, attic, interior, garage and built-in appliances. Each component has four choices: inspected, not inspected, not present or deficient. A section shows how much is recorded, and the camera button stays on screen and files the photo against the component you last touched.

Photos and markup
Take photos with the camera or add them from the gallery. Draw an arrow, a circle or a box, or add a text label, right on the photo. The original is kept untouched and the marked-up copy goes in the report.

Comment library
108 starting comments grouped by system, each with a title, a paragraph and a recommendation. They are starting text in plain language: edit them into your own words, add your own, and import a library you already have from a spreadsheet (CSV). When you add a library comment to a finding, its wording is copied into the job, so editing the library later does not change that finding.

The report
A cover with the property, the client, the agent and your license number, then a summary of the items you flagged, then every section with its photos, then your scope and limitations text and your signature. Components with no recorded condition print as not inspected rather than disappearing from the report. Choose Letter or A4 and two or three photos per row.

Repair request list
A separate PDF with only the flagged items.

Reinspection
Start a reinspection from an issued report and mark each flagged item resolved, not resolved or not verified, with new photos.

Templates
Two templates come with the app, a house and a condo. Copy one and rename, reorder, hide or add sections and components. A job keeps its own copy of the template, so later changes never alter a finished report. Share a template as a file.

Agreement and fee
Enter your pre-inspection agreement wording. The client can sign it on your phone, and the signed wording is stored with the job. Record the fee and mark it paid.

Reminders
The evening before a job, a report not sent a day after the inspection, and a fee still open two weeks after the report.

Works with no signal
Jobs, photos and reports are stored on your phone. There is no account and no sync. Crash reports and analytics do leave the device. Backup puts your jobs and photos into one file that you can save elsewhere and restore on another Android phone or tablet running InspectWrite.

WHAT YOU GET

WHAT IT IS NOT

InspectWrite records your observations and prints the report you sign. The comment library is starting text, not a standard, and the app makes no claim about any standard of practice. It does not produce state-promulgated forms such as the Texas TREC REI 7-6.

The app is in 10 languages. Report headings are available in English, Spanish, French, German, Portuguese and Arabic.
