About this app

Splitlet is rental management for landlords who let property by the room, the partition or the bed space — and for the tenants who live in them.

A flat you sublet is not one rental. It is Room 3, Partition B, Bed 2, each with its own tenant, its own rent and its own due day. Splitlet treats it that way.

FOR LANDLORDS
• Add properties with address and emirate, then units typed as flat, room, partition or bed
• See occupancy and the unpaid total on every property card
• Set rent, cycle and due day once — each month's dues are then created for you
• Record payments as cash, transfer, link or other, in full or in part
• Approve or reject payment claims after looking at the photo your tenant sent
• Track repairs from open to in progress to done, in one shared thread
• See rent in, expenses out and profit per property, month by month
• Invite a manager or an accountant, scope them to certain buildings, and read the audit log

FOR TENANTS
• One screen: what you owe, when it is due, and the landlord's bank details
• Photograph the receipt and send it as proof of payment
• Report a repair with photos and follow the replies
• Look back at every past month, paid or waived
• Rent from more than one landlord in the same app

HOW IT STARTS
Your landlord creates the tenancy and shares a 12-character invite code. Enter it once and you both read the same dues, receipts and repairs from then on.

BUILT FOR THE UAE
• All seven emirates are a field on the property, not free text
• Amounts are AED and stored to the fils, so partial payments never drift
• Full Arabic and English with real right-to-left layout
• Invite codes go out over WhatsApp, where your tenants already are

WHAT SPLITLET IS NOT
It is not a listings marketplace — it manages tenancies you already have. It is not accounting software. It does not move money: payments are recorded, and a payment claim is proof of a transfer made elsewhere.
