About this app

RoomDocket helps renters, landlords, roommates, and property managers create a clear condition record before or after keys change hands. Work through each space, mark what you actually find, attach focused photo evidence, and keep the complete inspection on your device.

Start a move-in, move-out, or periodic inspection with a practical room checklist. Add your own spaces and checks whenever the property needs more detail. Every check supports four clear condition states, written notes, a photo, and a tap-positioned marker that points to the exact area being documented.

When two inspections cover the same property, RoomDocket can compare them check by check. It identifies worsened, improved, unchanged, and unmatched items without hiding rooms or checks that appear in only one record. The Insights view summarizes review coverage, photo-evidence depth, and condition distribution across your inspection history.

Create a portable PDF report from any inspection and save it to a location you choose. Reports include property details, progress, room-by-room observations, notes, and available evidence photos so you can review the record before sharing it.

RoomDocket is fully offline. It has no account, cloud sync, advertising, analytics, or internet access. Inspection text, notes, and copied evidence photos stay in app-private storage. You decide when to export a PDF and where to save it. Delete an inspection to remove its local record and evidence, or uninstall the app to remove all app-private data.

RoomDocket is a documentation tool. Review exported records before sharing and follow the rental or tenancy rules that apply where you live.
