About this app

Rentquill is a rent tracker for landlords with a handful of units: your properties, units, tenants and leases, the rent due and the rent paid, kept on your phone as one rent log. It works with no connection and no account, and it needs the internet only for ads.

★ WHO OWES WHAT, RIGHT NOW
Open the app and see this month's expected, received and outstanding rent, what is overdue - oldest first, with how many days late - and what is due in the next 7 days. Tap a tenant to open their lease and record what they paid.

★ EVERY RENT PERIOD, FROM THE LEASE
Enter a lease once: the tenant, the rent, monthly or weekly, the due day, the start and an optional end date. Rentquill works out every rent period from it - the amount due, what was paid, what is left, and whether it is paid, partly paid, due or overdue. A lease that starts or ends between due days is charged by the day, and the form shows that amount before you save. A due day of 31 falls on the last day of a shorter month. A rent change applies from the first period that starts on or after its date.

★ PART PAYMENTS AND CREDIT, HONESTLY
Payments go to the oldest rent still owed first. A part payment leaves a period partly paid and says what is left; an overpayment is kept as credit and pays the next rent as it falls due.

★ RENT RECEIPTS IN SECONDS
Make a receipt for a payment or for a whole period and share it as a PDF with any app on your phone: your name, the tenant, the unit, the period, the amount, the date, how it was paid and a receipt number. A receipt is a record of rent you received, and it says it is not a tax document.

★ EXACT MONEY, YOUR WAY
Amounts are kept exactly, never rounded to fit, and typed and shown the way your phone writes numbers: 1,200.00 or 1.200,00. One currency for your record, chosen in Settings.

★ A TENANT TRACKER THAT STAYS SMALL
Properties hold units, units hold leases, and each lease keeps its tenant's name, and a phone number and email if you want them. No tenant portal, no messages sent: it is your own record.

★ BACKUP AND CSV
Save a backup file of your whole record and restore it on a new phone. Export your payments or your rent periods as CSV files for a spreadsheet or your accountant.

★ WHAT STAYS ON YOUR PHONE
- Your properties, tenants, leases, payments and receipts stay on your phone. They leave it only if you share a receipt, or save a backup or a CSV file where you choose.
- There is no account and nothing to sign in to. Android's backup of the app's data is switched off, so a new phone starts empty unless you restore a backup.
- Rentquill never charges anyone, never moves money and never connects to a bank. Recording a payment writes down what you say was paid.

★ WHAT LEAVES YOUR PHONE: ONLY THE ADS
Ads are shown by Google's ads software, which receives your phone's advertising ID, an approximate location from its internet address and how ads are seen. Rentquill never gives it a tenant, an amount, an address or a note. An ad only ever comes as you leave a lease after recording a payment, never while you type. Watch a short video in Settings to turn ads off for a day.
