About this app

Vara helps owners who manage their own rental properties keep the everyday details together. Built with smaller portfolios in mind, it gives you one place for apartments, contacts, leases, money and maintenance. Core features work offline, without a Vara account.

YOUR PROPERTIES
Save addresses, areas, purchase prices, loan balances and recurring owner costs. Keep tenant, building association and maintenance contacts beside the right property. Record lease dates, monthly rent, due dates and deposits.

A CLEAR MONEY RECORD
Log actual rent received, expenses and loan payments. Assign rent to the month it covers and review unpaid rent. View recorded cash flow separately from projections based on your current recurring amounts. Export payment records as CSV. Amounts and loan details are entered manually.

MAINTENANCE WITH CONTEXT
Record a problem or task, set its status and due date, and attach photos or documents. Keep completed work in the property history. Tenant messages and photos are added by you; there is no remote tenant portal.

LOCAL STORAGE, YOUR BACKUPS
Records and attachments stay in the app's private storage on your phone. Create a complete .vara backup, optionally protected with a password. Save or share it through Android to a folder or a configured service such as Google Drive. Restore after checking a preview; Vara keeps a local safety copy before replacing your data. Cloud backup is manual, so check that your chosen service finishes uploading.

LANGUAGE AND REGION
Choose English, Estonian, Finnish, Norwegian Bokmål, Swedish, German, Spanish, Italian or French. Set your market, date format, currency and square metres or square feet. One portfolio uses one currency; changing region does not convert stored amounts.

Vara has no advertising, developer analytics, bank connection or automatic cloud sync. It does not calculate local taxes or legal rental requirements. Keep a backup outside your phone so that you can recover your records if the device is lost.
