HOW TO SEARCH FOR AND BUY A HOME IN SWEDEN

1. UNDERSTAND THE BASICS
In Sweden, the most common property types are houses (you own the building and land) and co-op apartments (bostadsrätt), where you buy the right to live in an apartment within a housing association.

2. SEARCH FOR HOMES ON HEMNET
Homes are advertised on Hemnet with detailed listings, photos, floor plans, and pricing. You can search by location, price, size, features and key words.

3. VIEWINGS
Most homes are shown at open viewings, where multiple buyers visit at the same time. Digital viewings are sometimes available.

4. FINANCING
You usually need a mortgage from a bank. In Sweden, you can typically borrow up to 85% of the property’s value (changing to 90% during 2026), and many buyers secure a loan commitment before bidding.

5. BIDDING
Bidding usually starts after viewings and is handled by the real estate agent. Bids are not legally binding until a contract is signed.

6. BUYER RESPONSIBILITY
As a buyer, you are responsible for inspecting the property and understanding costs such as fees, maintenance, and running expenses.

7. CONTRACT AND COMPLETION
Once an offer is accepted, a purchase contract is signed, a deposit is paid, and the remaining amount is settled on the move-in date when you receive the keys.

Ratings and reviews

The app gets stuck once you try to go back from an announcement to the map. In other words, for each announcement you want to see you have to restart the app. This issue has been there for at least 3 months and even with the latest version.

The developers of this app have a great ability to make it super annoying !! The idea of the app is great but the UX/UI is just awful !! Every time you open a case to see the pictures and then you go back, it automatically zooms out all the way to the whole country map !! So you should zoom in over and over again to find the place you were before opening that case !! I bet they havn't checked it once on Android !! On top of that if you wanna sell there !! they charge for crazy amounts !!

There should be a search refining option for how close to public transport the House is. Something people would use more than how close to water the house. For example I don't want to buy somewhere further than 1km from a train station. The app also gets a bit laggy when you zoom into an area to see the prices then want to see a new area. You have to zoom all the way out to maximum to see the full search results. Then back into the new area you want to check. Bit tiresome.
