Über Immobilienaktien ist auch Kleinanlegern der Sachwert Immobilie als Kapitalanlage zugänglich, was ansonsten aufgrund der hohen Anschaffungskosten nicht möglich wäre. Im Gegensatz zu Anteilen an Immobilienfonds bieten Immobilienaktien entscheidende Vorteile bei Fungibilität und laufender Preisfeststellung über die Börse. Aufgrund der Probleme hinsichtlich Transparenz und nicht einheitlicher Bewertungsansätze war Immobilienaktien bisher ein Schattendasein beschieden.
