Clipbrd gives building superintendents and maintenance crews a fast, tactile way to log unit walkthroughs without complicated software. The entire screen resembles a heavy masonite clipboard with a spring-loaded metal clip, and every inspection is captured on a lined index card that shows the unit number, the date, a short observation, and a colored condition dot sticker. You simply tap the chrome pen clipped to the side to open a fresh card and fill in the unit identifier, choose a condition rating of Good, Fair, or Needs Work, and jot down a note like a scuffed baseboard or a dripping faucet. The All Units tab stacks every card under the clipboard’s top clip, and you can swipe left on any card to reveal edit and delete controls printed on the card’s back. Switching to the Today tab instantly filters the stack to show only inspections logged today, each card bearing an embossed TODAY stamp for at-a-glance confirmation. The Log tab offers a metal label-maker search bar that finds records by unit number and displays matching cards in a compact two-column grid; tap any card to expand the full note. Above the metal clip two adhesive Dymo-style label strips serve as your dashboard, one tallying the total units inspected this week and the other counting how many were marked Needs Work. Just below the counters a short recent list shows the last three inspections with their unit numbers and tiny condition dots so you can pick up right where you left off. On the Settings tab you find a paper form fastened with metal brads where you can save a default inspector name and choose a default condition rating using physical slide switches, which makes repetitive logging even faster. All your inspection data stays securely on your device because Clipbrd stores everything in a local database, with no accounts, no cloud uploads, and no internet connection required. You can walk through units in basements, stairwells, or any spot where connectivity is poor and still create a reliable record. The familiar clipboard layout and adhesive dot stickers feel immediately natural to anyone who has ever clipped an inspection card to a hallway board, so there is almost no learning curve. Whether you are a superintendent doing daily rounds, a maintenance worker checking a vacant unit between tenants, or a property manager handling move-out condition reports, Clipbrd helps you document what you see in seconds and keep a clear, organized history of every unit’s condition.
