Housemark keeps the records your house never came with: what's installed, when it needs service, and where to shut things off.

Start at the furnace. Photograph the rating label behind the panel and Housemark reads the brand, model, serial number and filter size from it, including labels printed in English, French and Spanish. The text is read on your phone; the photo isn't uploaded. If a field comes out wrong, tap the right line from the text it read.

Each piece of equipment brings its own upkeep. A furnace adds filter changes titled with your filter size, a water heater adds a yearly flush, a dryer adds vent cleaning, a sump pump adds a test. Not ready to scan? Tick what you have from a list of 14 kinds of equipment and the schedule is ready on day one. The labels can wait.

Seasonal jobs land on the calendar: shut off the outdoor faucets in October, turn them back on in April, clean the gutters in November, test the smoke and CO alarms every month. When you finish a job, log the date, a note and what you spent. After a few years that adds up to a service history you can look things up in.

Housemark also keeps track of:
• how old each appliance is compared with its usual lifespan
• warranty time left, with a reminder 30 days before it runs out
• where the main water, gas and electrical shut-offs are, with a photo and directions a house-sitter can follow
• paint colors by room, with brand, code and finish for touch-ups
• links to find the owner's manual and to shop for replacement filters and parts

When you sell, export a Home Passport: a PDF for the buyer, agent or inspector, and a transfer file the next owner imports into Housemark to start with your whole record. If you're the buyer, importing a seller's Passport is free.

Records are stored on your phone. You don't create an account with us, and we never see your data.
